Kapplin and Schwartz examine the returns of two types of REITs, as well as that of Master Limited Partnerships (MLP), over the 1987-1989 time period. Their sample consisted of 54 real estate securities; they conclude that these entities did not provide an effective inflation hedge. MLP returns exceeded that of the overall stock market, but the two REIT types did not provide rates-of-return in excess of the marked. An extensive review of the commercial real estate return literature is presented by Fletcher. He focuses upon studies that utilize commingled real estate fund (CREF) data. His detailed overview of the subject provides a much needed synthesis of the current literature. Roulac presents an extensive discussion of the differences in the per spectives of individual versus institutional investors. In his essay, he considers such factors as scale, diversification, and related issues. Addi tionally, he examines a wide range of literature from within academia, 1 INTRODUCTION 2 as well as the opinions of various real estate gurus. He concludes that behavioral factors override economic considerations.

Welfare Markets in Europe: The Democratic Challenge of European Integration (Palgrave Studies in European Political Sociology)

Seit den gewalttätigen Protesten während der Ministerkonferenz in Seattle 1999, die sich gerade aus Furcht vor einem Abbau nationaler Umweltschutzstandards gegen eine weitere Liberalisierung des internationalen Handels richteten, ist die Welthandelsorganisation (WTO) einer breiten Öffentlichkeit ein Begriff. Das Buch analysiert den Konflikt zwischen dem Welthandelsystem, der WTO und umweltpolitischen Initiativen auf drei unterschiedlichen Ebenen: der konzeptionellen, der zwischenstaatlichen und der organisatorischen Ebene. Neben den politischen und institutionellen Strukturen, die die Integration von Umweltschutz in das multilaterale Handelsregime behindern, werden auch jene herausgearbeitet, die Ansatzpunkte für die zukünftige Integration von Umweltschutz in die WTO fördern können.
Refinements of the Nash Equilibrium Concept (Lecture Notes in Economics and Mathematical Systems #219)

Since in a noncooperative game binding agreements are not possible, the solution of such a game has to be self enforcing, i. e. a Nash equilibrium (NASH [1950,1951J). In general, however, a game may possess many equilibria and so the problem arises which one of these should be chosen as the solution. It was first pointed out explicitly in SELTEN [1965J that I not all Nash equilibria of an extensive form game are qualified to be selected as the solution, since an equilibrium may prescribe irrational behavior at unreached parts of the game tree. Moreover, also for normal form games not all Nash equilibria are eligible, since an equilibrium need not be robust with respect to slight perturba tions in the data of the game. These observations lead to the conclusion that the Nash equilibrium concept has to be refined in order to obtain sensible solutions for every game. In the monograph, various refinements of the Nash equilibrium concept are studied. Some of these have been proposed in the literature, but others are presented here for the first time. The objective is to study the relations between these refine ments;to derive characterizations and to discuss the underlying assumptions. The greater part of the monograph (the chapters 2-5) is devoted to the study of normal form games. Extensive form games are considered in chapter 6.

Ruling or Serving Society?: The Case for Reforming Financial Services

While access to financial services has improved, the total stock of debt in the global economy has risen to more than twice the size of global GDP. Financial services now play a far bigger role in all economies, developed and developing, than in the 1960s. This development has produced few, if any, worthwhile benefits. The book concludes that the largely deregulated financial sector needs to be radically reformed.The first of these reforms would be to establish the pre-eminence of the public interest in how financial services operate. The second would involve breaking up financial institutions that have become much too big. Third, the phenomenon of financialization needs to be regulated and controlled. Ist doch unser herrschendes Wirtschaftssystem fast ausschließlich auf Erwerbsarbeit aufgebaut, die im all gemeinen das Leben der meisten Menschen in erheblichem Maße beeinflußt. Die Erwerbsarbeit bestimmt über die zur Verfügung stehende Freizeit, die Dauer der Urlaubszeit und die Möglich keiten, in der informellen ökonomie aktiv zu werden. Auf ei nen kurzen Nenner gebracht: Sie gibt die Rahmenbedingungen vor, an denen sich alles andere auszurichten hat. Selbst die Arbeitslosen leiden auf ihre Weise unter dem Aus schluß von der Erwerbsarbeit: Sie reagieren oft mit psychoso matischen und psychischen Krankheitsbildern sowie mit Apathie auf ihre Erwerbslosigkeit. Da mag es für viele Leser geradezu zynisch klingen, wenn hier von Alternativen zum Erwerbssystem gesprochen wird. Diese Alternativen gibt es aber in der Tat, sie dürfen jedoch nicht so verstanden werden, als würde neben dem Erwerbssystem noch etwas bestehen, mit dem die Menschen ihren Lebensunter halt allein finanzieren könnten. Worauf aber mit diesem Band hingewiesen werden soll, sind die Bereiche, die jenseits von Markt und Staat existieren, und die in aller Regel von der herrschenden ökonomie nicht als wertschaffend und wohlstands fördernd angesehen werden. Sie haben für das kapitalistische Wirtschaftssystem aber durchaus ihre Bedeutung, indem sie Wohlstand und Wohlfahrt dieser Industriegesellschaft verbes sern helfen.
